Logan Property Management (LPM) is seeking an experienced and dedicated Community Manager to serve in a part-time capacity at a 55+ affordable housing property operating under the HUD Tax Credit program, while also functioning as a rover Community Manager supporting compliance remotely or traveling to other properties as needed.
The ideal candidate will have a strong background in property management, particularly within affordable housing and HUD compliance. In this hybrid role, the Community Manager will be responsible for the day-to-day operations of the assigned home property, ensuring compliance with all applicable regulations, maintaining high occupancy rates, and providing exceptional service to our senior residents. Additionally, this position will support other communities by assisting with compliance-related tasks, remote file audits, and occasional on-site coverage or training.
Responsibilities:
- Property Operations:
- Oversee daily operations of the property, ensuring all activities align with company standards and HUD regulations.
- Maintain the property’s financial performance by managing budgets, reducing expenses, and optimizing income.
- Coordinate maintenance and repairs to ensure the property remains in excellent condition.
- Monitor and manage vendor relationships, ensuring quality services at competitive prices.
- Resident Relations:
- Foster a welcoming and supportive environment for residents, with a focus on providing high-quality services and addressing their needs.
- Handle resident inquiries, concerns, and complaints promptly and effectively.
- Leasing and Occupancy:
- Manage all leasing activities, including showing units, processing applications, and conducting move-in and move-out procedures.
- Ensure the property meets and maintains occupancy goals.
- Conduct regular inspections of vacant units and coordinate with the maintenance team to prepare them for new residents.
- Compliance and Reporting:
- Ensure compliance with HUD Tax Credit program requirements and other relevant affordable housing regulations.
- Complete all necessary reporting and documentation accurately and on time.
- Conduct annual income certifications and recertification's for residents, ensuring all documentation is compliant with HUD guidelines.
- Team Management:
- Supervise and mentor onsite staff, maintenance personnel, and other team members.
- Conduct regular staff meetings, performance reviews, and provide ongoing training to ensure team members are equipped to perform their duties effectively.
- Foster a positive and productive working environment.
Requirements:
- Minimum of 8+ years of experience in property management, with a focus on affordable housing, HUD, and Tax Credit properties.
- Strong knowledge of HUD regulations and affordable housing compliance.
- Proven ability to manage budgets, optimize property performance, and maintain occupancy levels.
- Excellent communication, leadership, and organizational skills.
- Proficient in property management software (Yardi, RealPage, etc.) and Microsoft Office Suite.
- Ability to work independently and as part of a team in a fast-paced environment.
