Responsibilities
§Monitor and maintain mechanical equipment, control gauges, distribution panels, valves, thermostats and other equipment necessary to provide a comfortable environment for the building.
§Perform all plumbing, electrical and HVAC requirements of a building(s).
§Maintain heaters, chillers, pumps, towers, fan coil units, etc. in place.
§Perform preventative maintenance duties on building equipment including but not limited to the following: changing filters, lubricating motors, replacing lamps, replacing motor shafts and bearings, cleaning coils, etc.
§Inspect per specifications in place mechanical/engine/fire equipment rooms, fan equipment, cooling tower, all motors, house and sump pumps, etc.
§Maintain engineering records, logs and reports.
§Troubleshoot and repair equipment; interact with vendors on repairs.
§Make recommendations for building upgrades and energy saving strategies.
§Develop/maintain as-built drawings.
§Assist construction management with plan review for new construction and capital projects.
§Assist with the administration of inventory control programs, purchase parts and supplies per budget guidelines.
§Familiarity with computerized work order systems, email, energy management systems and smart phone applications for work order systems and other building integrated apps.
§Respond quickly to emergency situations (i.e. fire, evacuation, equipment failure, etc.) and customer concerns.
§Ensure compliance with applicable codes, requisitions, government agency and Company directives as they relate to building operations.
§Responsible for continuing or implementing energy saving strategies for the buildings including working in a LEED or Austin Energy Green Builder environment; using AE Load Profiler or Energy Star or other applicable programs.
§Good verbal and written skills, good PC skills.
§Document and report activities to supervisor.
Minimum Requirements
·High School Diploma or GED
·3-5+ years in building engineering or closely related field with some project supervision experience.
SPECIAL WORK CONDITIONS
Duties will require that the individual possesses the ability to safely lift 50 lbs of weight/equipment to a distance of at least shoulder height (i.e. motors/pumps, ladders, tools, etc.). Individual must also possess excellent motor skills to carry out their daily tasks (must be able to lift, bend, stoop, climb, crawl, walk, hang, push, pull, carry, kneel, drag, reach, and maintain compacted/extended body positions for brief periods of time). Ability to be regularly on-call after hours and on weekends. Ability to receive on-call notices via telephone or pager after-hours. Possess dependable transportation options to move between assigned facilities during the work week as well as after hours and on weekends for on-call assignments.
