About the role
Under the direction of the VP of Real Estate and Facilities Administration, the Facility Director provides leadership and guidance to the Facility Manager as well as the entire maintenance, housekeeping and engineering teams. The Facility Director is responsible for ensuring the grounds, facilities and equipment of Covenant House New York (CHNY) sites (Manhattan and Bronx) are in good and working order as well as maintained in a clean, safe and comfortable manner for youth and staff.
What you'll do
(Responsibilities to include but not limited to the following)
Management and Leadership
- Works as a collaborative member of the CHNY team ensuring all youth have access to excellent services and facilities, and are living in a safe and compassionate community.
- Supervises the CHNY facility and engineering team with a strong sense of accountability for achieving department goals and complying with CHNY policies and practices.
- Manages a cadre of external contractors that provide facilities services.
- Manages hiring, new hires, promotions, termination and transfers for the purpose of maintaining staffing needs and productivity of the work force of the department.
- Provides regular supervision as well as written evaluations to all facility department personnel in compliance with CHNY policy and procedure.
- Delegates work with clear instructions and provide performance feedback to team members.
- Participates in all required trainings and ensures all facilities personnel are adequately trained and in compliance with CHNY, city, state and federal standards.
- Assesses incidents as needed, reviews appropriateness of incident management, and ensures that all protocols are followed.
- Ensures that all child protection policies and processes are followed with complete accuracy and that the culture of the sites focuses on child protection.
- Monitors fund balances of the department and related financial activity for the purpose of ensuring that expenses are within budget limits and/or fiscal practices are followed.
- On call 24/7 for all emergencies (via phone or text).
- Develops and maintains positive relationships with internal and external partners and stakeholders.
- Serves as a champion of new initiatives. Embraces a data-driven, increasingly electronic culture that is outcomes-oriented and creatively responsive to challenges.

Facilities Oversight
- Ensures all CHNY facilities are well-maintained, attractive, clean, and in good working order for programmatic and administrative purposes.
- Ensure all company vehicles are properly maintained, inspected, registered and insured.
- Oversees construction/renovation of leased sites.
- Establishes an effective preventive maintenance program of cleaning, painting, maintaining equipment, etc.
- Ensures compliance with regulatory and other requirements and takes a lead role in audits.
- Negotiates vendor and contract pricing for any facility-related service(s).
- Coordinates with relevant internal personnel and external stakeholders on matters relating to CHNYs owned and leased properties including regulatory/governmental, safety, legal and others to ensure compliance.
- Creates, maintains and updates an agency vendor list.
- Works with local facility and programmatic personnel regarding services and events, plans and directs the goals and policies of maintenance services and repairs as well as construction projects.
- Makes written and oral reports/recommendations to the VP concerning the operation of the Facilities Department.
- Where appropriate, coordinates and/or directs outside resources (architects, consultants, engineers, legal, contractors, etc.)
- Anticipates issues, prioritizes and plans the team for efficient and realistic action plans on a wide variety of projects and ensures completion of projects/plans within set deadlines.
- Manages facilities-related crises and collaborates with all other Covenant House New York departments and sites, as needed, to resolve facilities problems and issues.
- Organizes departmental meetings to regularly update colleagues and resolve issues as a preventive measure to possible problems and conflicts.
- Performs other duties as assigned and needed.
SUPERVISORY DUTIES
- This position supervises Facilities Team, Chief Engineer and Engineers.
Qualifications
- High School Diploma or Equivalency required; BA preferred.
- 5 years of administrative/supervisory experience in a supervisory capacity in a maintenance/plant related position.
- Valid NY/NJ or CT Drivers license.
- Working knowledge and understanding of HVAC controls, heating systems, electrical systems, carpentry, plumbing and construction methods/admin required.
- Strong interpersonal, written and verbal communication skills and the ability to operate independently while effectively managing relationships with internal and external business partners.
- Track record of integrity and sound judgement.
- Ability to adapt well to change in direction and priority in a fast-paced and deadline oriented environment.
- Ability to assess and recognize quality and quickly recognize problems.
