JOB SUMMARY
Must possess a current license for a skilled trade (ie. Journeyman plumber, limited electrical technician, HVAC) Performs duties as a Facilities Technician; operates and maintains boilers and other auxiliary equipment necessary for producing steam; maintains and repairs the physical structure and associated systems (electrical, plumbing, HVAC, nurse call, code blue, fire alarm, med-gases, etc.) Duties also include; painting, wallboard repair, flooring repair, ceiling grid repair. Repairs and completes preventative maintenance for equipment. Shares knowledge and assists in the training of colleagues. Troubleshoots problems and reports to the Assistant Facilities Manager.
ESSENTIAL JOB FUNCTIONS
- Must possess a current license for a skilled trade (ie. Journeyman plumber, limited electrical technician, HVAC) Performs duties as a Facilities Technician; operates and maintains boilers and other auxiliary equipment necessary for producing steam; maintains and repairs the physical structure and associated systems (electrical, plumbing, HVAC, nurse call, code blue, fire alarm, med-gases, etc.)
- Duties also include; painting, wallboard repair, flooring repair, ceiling grid repair.
- Repairs and completes preventative maintenance for equipment.
- Shares knowledge and assists in the training of colleagues.
- Troubleshoots problems and reports to the Assistant Facilities Manager.Safety is number one priority, always practices proper safety policies and procedures.
- Maintains a good working relationship both with Administration and with other departments.
- Responds in a positive manner to requesting departments/users, regarding status of projects, work orders, and other requests for assistance from department
- Retains a current License for skilled trade.
- Maintains accurate PM records and completes PM’s in a timely manner.
- Assists in the development and implementation of a preventative maintenance program for equipment and systems
- Demonstrates the knowledge and ability to operate and maintain boilers:
- Understands and demonstrates proper safety precautions when operating boilers
- Tests boiler safety valves for proper operation
- Diagnoses and corrects minor operational problems
- Observes meters and gauges on a regular basis
- Repairs or replaces valves, sight glass, limits controls as needed
- Regulates, repairs, replaces feed water, condensation pumps and steam traps
- Demonstrates the ability to operate and maintain facility utility systems:
- Regulates, adjusts, diagnoses and corrects operational problems of the chillers
- Regulates, adjusts, diagnoses and corrects operational problems of the compressed air system and medical gas systems
- Operates emergency generators
- Operates, adjusts and maintains plumbing equipment and water delivery systems
- Familiar with electrical distribution system; isolates and repairs minor electrical problems
- Regulates, adjusts, diagnoses and corrects operational problems with HVAC systems
- Demonstrates the ability to operate and maintain fire alarm systems
- Able to use computer to put system into test and reset to normal
- Able to troubleshoot, diagnose, and replace fire alarm components
- Uses proper procedures for fire alarm system testing, drills, and component testing including smoke detectors, pull stations, door holders.
- Maintains accurate daily rounds, readings and checks all temperature and pressure gauges.
- Able to perform minor repairs and maintenance duties:
- Replace light bulbs and ballasts
- Plaster/wall board repair and painting
- Furniture repairs
- Able to move furniture and equipment when needed
- Other duties as assigned or needed
POSITION QUALIFICATIONS
Education / Experience / License and Certifications
- High school diploma or general equivalency diploma (GED), required.
- Three to six months related experience and/or training; or equivalent combination of education and experience.
- Certification or License in a construction discipline (Electrical, Plumbing, HVAC, Carpentry, Locksmithing)
Additional Skills
- Ability to effectively communicate in English, both verbally and in writing.
- Ability to read and interpret documents such as safety rules, operating and maintenance instructions and procedure manuals.
- Additional languages preferred.
- Basic computer knowledge.
- Ability to read and interpret architectural, plumbing, mechanical and electrical drawings and specifications.
Specific demands not listed: Possible exposure to blood and or body fluids / infectious disease / hazardous waste requiring the use of Personal Protective Equipment. Exposure to odorous chemicals / specimens and Latex products.
