Overview
The Senior Commercial Property Manager will be responsible for the effective management of a commercial property portfolio including office, industrial and retail properties and oversight of the property management team.
Essential Functions and Responsibilities
Leadership & Team Management
- Provide direction, supervision, mentoring, and guidance to Property Management staff.
- Participate in hiring, evaluation, transfer, promotion, and termination of staff within the department.
- Ensure that new properties are integrated properly and timely as the department grows.
Property Management & Operations
- Serve as a Property Manager for an assigned portfolio.
- Ensure consistent implementation of policies and procedures across all properties.
- Conduct regular property inspections, recommending and overseeing maintenance and improvements.
- Oversee compliance with industry best practices and regulations.
Financial & Budgetary Oversight
- Oversee the preparation of annual property budgets, CAM reconciliations, forecasts, management plans, and financial reporting.
- Analyze profitability for managed accounts and recommend fee adjustments or service modifications.
Client & Stakeholder Relations
- Interact regularly with clients, ensuring objectives are met and responding to their needs.
- Maintain relationships with key clients, tenants, industry groups, government representatives, and vendors.
- Participate in civic and business organizations such as BOMA and IREM.
Project & Business Development
- Lead project management for major repairs and capital improvements.
- Support business development efforts, including client acquisition and sales presentations.
Other Responsibilities
- Perform special assignments and additional duties as needed.
Qualifications/Requirements
- Minimum of 3 years of commercial property management experience
- Bachelor's degree in Real Estate, Finance, Business Administration, or a related field
- Regularly required to travel outside between properties in varying weather conditions
- Proficient in property management software and Microsoft Office
- Skilled in financial reporting, budgeting, and accounts receivable/payable
- Strong customer service, communication, time management, and problem-solving skills
- Knowledge of property regulations, safety codes, and vendor contracts.
- Ability to conduct on-site property inspections while traveling between properties in varying weather conditions
