About the role
A Residential Community Director is responsible for overseeing the maintenance and upkeep of residential properties and tenant satisfaction. Their duties include scheduling routine maintenance like landscaping, mowing lawns, replacing roof tiles, or changing air vents, overseeing a team of leasing, maintenance staff, and enforcing rental terms.
What you'll do
- Maintains property rentals by advertising and filling vacancies,negotiatingand enforcing leases, andmaintainingand securing premises.
- Establishes rental rate by surveying local rental rates and calculating overhead costs, depreciation, taxes, and profit goals.
- Attractstenants by advertising vacancies, obtaining referrals from current tenants, explaining advantages of location and services, and showing units.
- Contracts with tenants by negotiating leases and collecting securitydeposit.
- Accomplishes financialobjectivesby collecting rents, paying bills, forecasting requirements, preparing an annual budget, scheduling expenditures, analyzing variances, andinitiatingcorrective action.
- Maintains property by investigating and resolving tenant complaints, enforcing rules of occupancy, inspecting vacantunitsand completing repairs, planning renovations, contracting with landscaping and snow removalservices.
- Maintains building systems by contracting for maintenance services and supervising repairs.
- Secures property by contracting with security patrol service,installing,andmaintainingsecurity devices,establishing,and enforcing precautionary policies and procedures, and responding to emergencies.
- Enforcesoccupancy policies and procedures by confronting violators.
- Prepares reports by collecting, analyzing, and summarizing data and trends.
- Accomplishes organization goals by accepting ownership foraccomplishingnew and different requests and exploring opportunities to add value to job accomplishments.
Qualifications
- High school diploma, GED, or equivalent
- Bachelor’s degree or equivalent experiencepreferred
- 3-5 years’ experience in multi family
- 1-3 years’ management experience required
- Workingknowledge of office software such as Microsoft Outlook, Excel, and Word
- Working knowledge of Yardi required
The pay range for this role is:65,000 - 76,000 USD per year(Auberge of Tyler)
