Field Inspector – Full Time
Annual Rental Division – Manatee County to Lee County
$20 - $24 Hour

We are currently recruiting for the position of Field Inspector – Full Time within our Annual Rental Division

This role requires someone who is comfortable working independently, managing a changing schedule, and handling last-minute adjustments while in the field. We are a small team, and we need people who possess the drive to help us succeed and grow. This is a FAST-paced industry and self-direction is critical.
Overview
This is a field-based position covering Manatee County through Lee County. While the role is supported by our Lakewood Ranch office, the employee will begin and end each day from their residence, with occasional visits to the office for meetings, supplies, and team collaboration.
In this role, you will be responsible for conducting periodic inspections of occupied annual rental properties, ensuring tenants are complying with the terms of their lease and that properties are being properly maintained.
Our goal is to have tenants present during inspections when possible; however, inspections may also be completed independently. The ideal candidate will be comfortable working in an environment where schedules may shift due to reschedules, access challenges, or priority inspections.
You will document property conditions through detailed reports and photos using company-approved mobile inspection software. Minor issues may be addressed in the field when appropriate, while larger concerns must be documented and communicated to the appropriate department.
What Does This Role Require To Be Successful?
Essential Job Functions
• Conduct periodic inspections of occupied rental properties to ensure lease compliance
• Document property condition with detailed notes and photos using mobile inspection applications
• Identify lease violations, maintenance concerns, and safety issues
• Communicate findings clearly and professionally with internal teams
• Coordinate with tenants during inspections when applicable
• Deliver the highest level of customer service and uphold company quality standards at all times
• Ensure properties consistently meet company expectations for condition and care
• Address minor maintenance items when appropriate and report larger issues through company systems
• Adapt to a flexible and changing schedule, including reschedules and last-minute inspection requests
• Comfortable with extensive driving across multiple counties on a daily basis
• Performs other duties as assigned based on company needs

Education and Experience
• High School Diploma or equivalent is required
• Valid Florida Driver’s License in good standing required
• Previous experience in property management, annual rentals, or real estate preferred
• Prior inspection experience is a plus
• Basic handyman or maintenance knowledge is a plus
• General knowledge of computers, tablets, and smartphones

PHYSICAL AND ENVIRONMENTAL REQUIREMENTS

PHYSICAL AND DEXTERITY REQUIREMENTS: This position requires regular physical exertion and coordination of limb and body movement. Duties involve medium to heavy work, including walking, standing, stooping, lifting, pushing, and raising objects. The role requires exerting 20 to 50 pounds of force on a regular basis and up to 100 pounds on occasion.
