Who YOU are:
The Pressure Washing Technician is a field-based role responsible for delivering professional exterior surface cleaning services to multi-family apartment communities. Technicians operate commercial-grade pressure washing equipment (up to 4,000 PSI) to clean concrete hard surfaces — sidewalks, breezeways, stairwells, and compactor pads — while following strict safety, environmental, and quality standards. This role works as part of a 2–3-person crew under the direct supervision of an Area Service Manager. Technicians are responsible for equipment operation, surface protection, wastewater management, drain compliance, before/after documentation, and delivering results that meet Butler Plus’s visible quality standard.
Essential Duties and Responsibilities
Service Delivery
•Execute scheduled pressure washing services on assigned route — sidewalks, breezeways, stairwells, compactor pads, and concrete hard surfaces at multi-family communities
•Operate commercial pressure washing equipment (up to 4,000 PSI) safely and effectively, adjusting pressure by surface type to prevent damage
•Apply industrial degreasers and cleaning solutions per product label, including spot treatment of heavy-stain areas
•Complete systematic zone-by-zone cleaning using the building-by-building execution model and conduct post-service inspection before leaving property
Site Setup & Property Protection
•Deploy drain covers, safety signage, and pedestrian reroutes in all active work zones before service begins — no exceptions (FL environmental compliance)
•Protect electrical panels, HVAC equipment, exposed wiring, and building finishes from water intrusion during service
•Manage wastewater — direct runoff to protected drains; prevent runoff to landscaping, storm drains, or water features
•Maintain minimum three-foot clearance from electrical panels, HVAC units, and exposed wiring without PM clearance
Documentation & Compliance
•Capture before-and-after photos for every service visit and file same-day in digital service record
•Complete service records including square footage cleaned, labor hours, water usage, and any site conditions noted
•Track water usage per job to support utility reimbursement billing to Property Manager
Customer & Property Manager Interaction
•Arrive on time in clean Butler Plus uniform with a professional and courteous demeanor
•Communicate service start time, estimated duration, and re-entry timing to on-site PM contact
•Interact professionally with residents; never engage in disputes or complaints outside scope
•Escalate out-of-scope surface requests or access issues to Service Manager — do not commit to additional work without authorization
Equipment & Vehicle
•Conduct pre- and post-shift equipment inspections and report any failure or performance issues to Service Manager immediately
•Properly clean, maintain, and store pressure washing equipment after each shift
•Safely transport, handle, and store cleaning chemicals per DOT, OSHA, and company requirements; maintain SDS accessible on-site
•Perform vehicle inspections and maintain a clean, organized, and properly stocked service vehicle or trailer
Safety
•Wear all required PPE at every service — eye protection, hearing protection, waterproof gloves, non-slip footwear, and appropriate outerwear
•Follow all company safety protocols, OSHA guidelines, and manufacturer equipment specifications; review chemical labels before every application
•Never apply cleaning chemicals in advance of forecast rain events — check weather before every service
•Immediately report any accidents, equipment failures, chemical exposures, or near-miss incidents to Service Manager
Position Requirements
- High school diploma or equivalent (GED accepted)
- Valid driver's license with a clean driving record acceptable to company insurance requirements
- Basic reading and writing skills sufficient to complete service records and follow product labels
- Reliable, punctual, and physically capable of performing outdoor field work in variable conditions
- Ability to operate commercial pressure washing equipment safely — training provided upon hire
- Strong attention to detail and visible commitment to quality workmanship
Preferred Qualifications
- 1+ years of pressure washing power washing, exterior cleaning, or commercial landscaping experience
- Experience operating commercial pressure washing equipment at 3,000 PSI or higher
- Familiarity with surface types and appropriate PSI settings — concrete, pavers, brick, masonry
- Experience with wastewater management and environmental compliance (drain protection, runoff control)
- Experience working in multi-family apartment communities or commercial properties
- Experience using mobile service apps or digital service reporting tools
Physical Requirements & Working Conditions
- Physically demanding outdoor work in all Florida and Texas weather conditions — heat, humidity, sun exposure, and intermittent rain
- Regular lifting and carrying of equipment, hoses, and chemical containers up to 50 lbs.
- Handling high-pressure equipment that generates significant kickbacks requires upper body strength and stamina
- Extended periods of standing, walking, bending, kneeling, and working at ground level
- Working in wet conditions for entire shift — appropriate footwear and outerwear required
- Exposure to cleaning chemicals and surfactants — proper PPE required and provided by company
- Exposure to equipment noise — hearing protection required when operating gas equipment
- Early morning start times — typical schedule is Monday through Friday, 7:00 AM – 4:00 PM; occasional Saturday availability required
- Driving a company vehicle or trailer between assigned properties — clean driving record is mandatory
- Climbing stairs repeatedly to service multi-story stairwells and breezeways
