Role Overview
As a Leasing Associate with a focus on customer service, you will play a crucial role in overseeing the leasing activities of the apartment community while prioritizing the happiness and well-being of current residents. You willbe responsible fordeveloping and implementing strategies to attract new residents, enhance resident retention, and ensurea high levelof satisfaction among all residents. Your efforts will contribute to creating a vibrant and welcoming community that residents are proud to call home.
Key Responsibilities
- Leasing Strategy Development: Develop and implement leasing strategies to maximize occupancy and rental revenue, considering market trends, property amenities, and competitor analysis.
- Lease Negotiation: Negotiate lease terms and rental rates with prospective residents, ensuring agreements align with company policies and financialobjectives.
- Market Analysis: Conduct regular market research and analysis to stay informed about local rental trends, competitor pricing, and demographic shifts, adjusting marketing and leasing strategies accordingly.
- Property Tours: Coordinate and conduct property tours for prospective residents, highlighting key features and amenities toshowcasethe property's value proposition.
- Lead Generation: Generate leads through various channels including referrals, networking, outreach campaigns, and partnerships with local businesses or organizations.
- Lease Administration: Oversee lease administration processes, including lease preparation, execution, renewal, and termination, ensuring accuracy and compliance with legal requirements.
- Advertising and Promotion: Manage advertising budgets effectively, selecting the most cost-effective advertisingchannelsand evaluating the performance of marketing initiatives.
- Marketing Campaigns: Plan and execute marketing campaigns to attract potential residents,utilizinga mix of online and offline channels such as social media, property websites, print advertising, and signage.
- Social Media: Manages all social media platforms and engages with residents (active stories, communitytake overstories)
- Resident Screening: Collaborate with the property management team to screen prospective residents,conductingbackground checks, credit evaluations, and rental history verification to mitigate risks andmaintainquality standards.
- Event Planning: Organize andparticipatein promotional events, open houses, and community outreach programs to enhance property visibility and attract potential residents.
- Resident Relationship Management: Build andmaintainpositive relationships with residents, addressing their needs and concerns promptly to ensure tenant satisfaction and retention.
Qualifications & Skills
- Prior leasing and sales experiencerequired(1-3 years)
- Strong closing skills, creative problem solving, ability to market units effectively
- Customer service backgroundrequired(1-3 years)
- Strong verbal and written communication skills, strong intrapersonal skills, somebody who can handle objection
- Administrative experience preferred
- Detail oriented, time management skills, and thrive in afast-pacedenvironment with proven ability to multitask
- Hospitality background preferred
- Positive team player and aself-starter
- Yardi Experience preferred
- Knowledgeof Fair Housing Regulations preferred

The pay range for this role is:28 - 30 USD per hour(Corporate)
