Position Summary:
The Facilities Manager is responsible for and supervises the maintenance, care, and efficient operation of all equipment and facilities used by the organization. This position will oversee the operations of Goodwill of Central Iowa's (GCI's) Janitorial, Grounds, and Maintenance departments.
Essential Functions:
- Supervises janitorial, grounds, and maintenance positions including scheduling, managing performance, and providing training, coaching, and feedback within GCI's values of love, kindness, and respect.
- Manages ticketing system for maintenance, janitorial, and grounds; ensures prioritization of work and timely, efficient response to tickets.
- Collaborates with other appropriate management staff to prepare and implement an operating budget; reviews and recommends approval of expenses as outlined in department budget.
- Collaborates with Department Leaders and Safety & Loss Control Specialist to ensure safety and compliance are maintained; takes corrective actions as needed.
- Maintains janitorial and cleaning supply inventory and orders through approved vendors by following established GCI procurement processes for all GCI locations.
- Provides recommendations for purchases of new equipment.
- Reviews inspection results; develops and implements training or process changes to address any issues.
- Inspects and ensures necessary preventive and repair maintenance is performed on assigned equipment and facilities.
- Ensures assigned facilities and equipment are ready for regular business and special events.
- Maintains files of warranties, records, licenses, inspections, service agreements, and contracts for various pieces of equipment or facilities.
- Maintains the inventory, storage, and distribution of equipment.
- Responsible for initiating contracts for products and services required for the maintenance of all buildings and grounds.
- Implements schedules for all contracts, perform physical inspections as needed.
- Responds effectively to contract concerns or issues to problem-solve.
- Ensures all aspects of the work environment at all locations meet GCI standards of appearance, organization, and safety.
- Assures that all GCI buildings and grounds are safe and maintained properly including daily and scheduled cleaning, snow removal, cleaning of debris, lawn and grounds maintenance to maintain a professional and safe environment following OSHA, CDC, CARF, and other regulatory body compliance.
- Performs other duties as assigned.
Required Qualifications:
- Basic understanding of or ability to quickly learn the equipment and facilities to be maintained.
- Ability to maintain basic records and warranties.
- Ability to understand written directions in manuals and on manufacturer websites.
- Must understand and be able to demonstrate cleaning standards and methods or techniques of floor care, restroom care and office care.
- Ability to effectively work with and train people with disabilities and diverse experiences.
- Must know how to organize, prioritize, and plan work to meet deadlines.
- Proficient with Microsoft Office Suite or related software.
- Must have the ability to report to work at various worksites within the GCI territory to supervise staff and perform work duties.
- Must be able to pass a criminal background check.
Required Experience and Education:
- High school diploma or its equivalent or a minimum of four (4) years of any combination of military service, high school or related full-time paid employment.
- Minimum of two years of management experience with experience in managing contracts.
- Access to reliable transportation for regular participation in work and possess valid Iowa Driver's License, a good driving record, insurable, and able to provide proof of personal vehicle insurance with a minimum of $100,000 per person and $300,000 per accident auto insurance liability coverage.
Preferred Qualifications:
- College experience preferred.
- Inventory control experience and familiarity with asset management.
- Database reporting and analysis experience preferred.
Preferred Skills/Experience
- Understanding of military or government janitorial contracts
Physical Requirements
- Must be able to carry, lift push or pull fifty (50) pounds and communicate verbally.
- Ability to stand, repetitively lift, push, pull, or sit for long periods of time.
- Ability to tolerate variations in work environment temperature.
Working Conditions:
- Up to 75% of work in a variable temperature environment within an outdoor or warehouse setting.
