The Maintenance Assistant is responsible for daily maintenance duties, including maintaining the neatness and cleanliness of the grounds area, maintaining proper working order and repair of equipment, and providing total building maintenance services to ensure a safe, sanitary, comfortable and homelike environment for residents, staff and public. Maintenance services provided are in accord with facility policies and procedures and consistent with state and federal laws and regulations to maintain an environment that enhances the quality of life for residents.

DUTIES AND ESSENTIAL FUNCTIONS

Overall performance rating of below indicated essential job duties:

Works any shift necessary for the adequate coverage of the department and additional hours if needed, including on call.

Performs and documents preventative maintenance and records completion of scheduled tasks.

Respects Residents’ privacy and preferences about room arrangement and personal items.
-
Knocks before entering resident rooms and bathrooms.
-
Assists as directed with shoveling of parking lot, sidewalks, driveways and patio, as well as mowing, raking leaves and caring for shrubs and trees.

Takes appropriate actions to secure maintenance supplies out of reach of residents at all times.

Assists with cleaning of vents, light fixtures and air conditioning filters.

Posts signs indicating a safety hazard any time that maintenance activities pose environmental hazards to staff, residents or visitors.

Examples of these stresses include, but are not limited to: shift rotation, weekend and holiday duty, unusual or impaired behavior by residents, family reactions to having a loved one in the nursing home, death, and dying, oversight of state surveyors, ombudsmen and federal officials, presence of consultants and attorneys, and variable involvement of medical staff. The noise level in the work environment is usually moderate.
