About the role
The Assistant General Manager (AGM) is responsible for leading the property-level operations across all sites within the Community LLC portfolio. This role ensures that leasing, property management, and maintenance functions work cohesively to maximize occupancy, resident satisfaction, and operational efficiency. The AGM drives performance through KPI management, cross-functional collaboration, and strategic execution while supporting the GM in budget development and owner relations.
What you'll do
Team Leadership & Performance Management
- Lead and develop all Property Managers to meet their KPIs and fulfill their roles and responsibilities effectively.
- Supervise and support all Leasing Managers in achieving leasing targets and executing their R&Rs.
- Conduct regular performance reviews, coaching sessions, and training to ensure team effectiveness and professional growth.
- Foster a results-driven, collaborative work environment focused on operational excellence.
Cross-Functional Coordination
- Integrate and work closely with the Director of Maintenance to ensure seamless collaboration between leasing, maintenance, and property management teams.
- Facilitate effective communication and workflow between all operational triangles to enhance efficiency and resident experience.
- Identify and resolve operational bottlenecks that impact service delivery across functions.
Leasing & Marketing Optimization
- Partner with the Marketing Director to ensure marketing strategies and leasing efforts are aligned to drive occupancy across all properties.
- Monitor market trends, competitive positioning, and leasing performance to optimize strategies.
- Ensure leasing teams execute best practices for tours, applications, and move-ins.
Financial Planning & Budgeting
- Collaborate with the GM to develop comprehensive property-level budgets for each property under management.
- Monitor budget performance, variance analysis, and cost control measures across all sites.
- Identify opportunities for revenue enhancement and expense reduction.
Capital Improvements & Owner Relations
- Work with Property Managers to develop CapEx recommendations for property owners based on property needs and strategic priorities.
- Facilitate communication between owners, the GM, and on-site teams regarding capital improvement projects.
- Ensure CapEx projects are executed efficiently and align with owner expectations and budgets.
Customer Service Excellence
- Work with the GM and the Good Carbon Core team to ensure owner customer service excellence is a daily mission across all operations.
- Ensure tenant customer service drives daily priorities for maintenance, leasing, and property management teams.
- Implement resident engagement initiatives to improve satisfaction, retention, and community quality of life.
Reporting & Strategic Execution
- Prepare and present operational performance reports, including occupancy trends, leasing metrics, and team performance.
- Participate in strategic planning initiatives and quarterly business reviews.
- Execute strategic initiatives as directed by the GM and aligned with Community LLC goals.
Key Performance Indicators (KPIs):
- Team Performance: Property Managers and Leasing Managers meet or exceed their individual KPIs.
- Occupancy Rate: Maintain portfolio-wide occupancy of 5% or lower.
- Leasing Velocity: Achieve average leasing timeline of 10 days from availability to lease execution.
- Budget Performance: Ensure property-level operations remain within budgeted expenses.
- Resident Satisfaction: Achieve an average NPS rating of 40 in resident surveys across all properties.
- Cross-Functional Efficiency: Maintain 90% or higher ratings in L10’s between leasing, maintenance, and property management.
Qualifications
- Education & Experience: Bachelor's degree in Business, Real Estate, or a related field preferred. Minimum of 5 years in multi-site property management with demonstrated leadership experience.
- Certifications: CPM, CAM, ARM, or similar property management certification is a plus.
- Skills: Strong leadership, coaching, and team development capabilities. Excellent operational management and cross-functional collaboration skills.
- Technology: Proficiency in property management software (e.g., Yardi, RealPage, AppFolio) and data analytics tools.
- Compliance Knowledge: Familiarity with fair housing laws, lease agreements, and property management best practices.
The pay range for this role is:95,000 - 110,000 USD per year(Buffalo, NY)
