Fath Properties, recently named Top Workplaces , is seeking candidates to fill an open Community Manager position, working at Lisa Ridge Apartments. This lovely 216-unit community is conveniently located, close to downtown, shopping and local universities.
Community Manager candidates must have previous apartment management experience, possess an outgoing personality, above average organizational skills and the ability to work as part of a team.
The job description(s) include but are not limited to the following:
1. Show and rent apartments to qualified prospects in accordance to Fair Housing laws and Fath Operations Manual. Explain application process including criteria, benefits of property and provide information about the area. Responsible for follow-up using current company software. Show units required to be inspected and sparkled prior to tours. Notify maintenance of any issues in show unit.
2. Responsible for physical appearance of property. Inspect grounds, common areas, and equipment daily to determine necessity of repairs, preventive maintenance and address safety hazards. Pick-up debris when noticed, change light bulbs and make minor repairs as necessary. Create work order as needed. Issue violation notices of vehicle condition, patio etc.
3. Develop and manage all staff working at property, including recruiting and disciplinary actions. Communicate with Human Resources and Regional Manager regarding all associate issues including status, compensation and disciplinary actions. Conduct annual reviews for all associates on site.
4. Responds to telephone, email and text inquiries about available units. Provides information to prospects about the apartment community and schedules appointments.
5. Processes rental applications and paperwork for approval. Completely verifies all information provided by prospect.
6. Responsible for rent collection, Checkscan, bank deposits and delinquency. Maintains renter’s insurance in accordance to Company policy.
7. Responsible for evictions including non-pay and other. Must be able to communicate with the attorney.
Is always aware of current rents, rental criteria and specials at property where they work.
8. Shops competition biannually.
9. Responsible for marketing plan by working in conjunction with Leasing staff and Regional Manager.
10. Responds to resident maintenance requests as outlined by Operations Manual. Schedule maintenance repairs and follow up with residents.
11. Investigate complaints, disturbances and violations. Resolve problems, following Management rules and regulations. Enforces disciplinary action up to eviction. Turn in quarterly crime reports.
12. Solicit and analyze bids from contractors for repairs, renovations and maintenance. Schedule and coordinate general subcontractors working on property. Inspect to ensure the completed work is done satisfactory according to the quote.
13. Purchase building and maintenance supplies, equipment and furniture. Uses budget as guideline for purchasing within established limits.
14. Adheres to safe work practices and follows safety guidelines at all times. Immediately reports job-related accidents and hazards to supervisor.
15. Maintain contact with local fire and police departments, and other agencies to ensure protection and compliance with codes and regulations.
16. Performs on-call duty when assigned. Follows Company procedure fully for on-call emergencies.
17. Complies with all Federal and State Housing and Anti-Discrimination Laws.

Requirements:
- Previous management experience is required.
- A minimum of 2 years of sales and leasing experience.
- Excellent verbal and written communication skills.
- Working knowledge of Microsoft Office – Word, Excel, Outlook
- Experience with Yardi software a plus!
