Position: Facilities Operations Specialist

OTO Development LLC is seeking a detail-oriented Facilities Operations Specialist to join our dynamic team at our corporate office in Spartanburg, South Carolina. This position is based full-time on site in our Spartanburg, SC corporate office. Hybrid, remote and relocation assistance are not available for this role.
Key Responsibilities
Operational Support
- Provide direct logistical and operational support to Regional Directors of Facilities across multiple hotel properties
- Coordinate facility maintenance schedules, vendor relationships, and service contracts
- Assist in developing and implementing facility maintenance programs and standard operating procedures
- Monitor facility compliance with brand standards, safety regulations, and company policies
- Maintain brand energy programs and Energy Star certifications across hotel portfolio
- Track and monitor licenses and permits for all properties to ensure compliance
- Support capital improvement projects from planning through execution
Coordination and Documentation Functions
- Maintain detailed records of facility maintenance activities, costs, and vendor performance
- Coordinate with purchasing department for facility-related procurement needs
- Prepare reports and analysis on facility operations, costs, and performance metrics
- Assist in budget preparation and expense tracking for facility operations
- Support the development of preventive maintenance programs
Communication and Collaboration
- Serve as liaison between corporate office and property-level facilities teams
- Communicate facility issues and solutions to stakeholders at all levels
- Collaborate with other departments including Operations, Sales, and Finance
- Participate in cross-functional teams and special projects as assigned
Travel and Field Support
- This position may require up to 25% travel
- Travel to hotel properties to conduct facility assessments and provide on-site support
- Assist Regional Directors with property inspections, vendor meetings, and emergency response coordination
- Document facility conditions and maintenance needs during property visits
- Provide training and guidance to property-level maintenance staff
- Travel may be outside the local area and overnight
Required Qualifications
Education and Preferred Experience
- Bachelor's degree in Facilities Management, Engineering, Business Administration, or related field preferred
- Minimum 3-5 years of experience in facilities management, preferably in hospitality industry
- Experience with hotel operations and brand standards is highly desirable
Technical Skills
- Proficiency in Microsoft Office Suite (Excel, Word, PowerPoint, Outlook)
- Experience with computerized maintenance management systems (CMMS)QUORE
- Knowledge of building systems including HVAC, electrical, plumbing, and fire safety
- Understanding of ADA compliance and safety regulations
