PURPOSE OF POSITION
Under the direction of the Director of Facility Maintenance, or other appropriate staff, the Lead HVAC/R Mechanic is responsible for coordinating multiple aspects related to the Facilities HVAC/R Department. It requires interacting with other departments, such as Engineering, Construction Services, General Maintenance, Boiler Plant, Building Maintenance, Safety, Property Management, and certain areas of Security. The HVAC/R Lead implements the policies and programs of the HVAC/R Department at their assigned facility on a day-to-day and shift-by-shift basis. The lead has authority over the technicians assigned to their shift. It requires monitoring, ordering, tracking, scheduling, documenting, problemsolving, and coordinating while utilizing multiple skills. Meeting and coordinating projects with Engineering and department leadership as needed. Developing strategic plans and assisting with the operational budget to stay on track while prioritizing repairs and assisting technicians.
RESPONSIBILITIES & EXPECTATIONS
- Always conduct themselves in a highly professional and courteous manner
- Teach and mentor technicians assigned to their shift, facility, and department.
- Establish and communicate effective shift reports and in an effort that oncoming technicians can be alert, oriented, and aware of their situations as they prepare for their shift.
- Monitor and hold technicians accountable for their assigned duties as scheduled, and for abiding by department and organizational strategies and policies.
- Monitoring of preventative maintenance and help desk tickets for on time completion.
- Maintain Facility Compliance in maintaining, testing and monitoring building air exchange & pressure relationships.
- Building Automation System (BAS) administrator.
- Applies a problem-solving approach of preventive maintenance, diagnostic troubleshooting, and evaluation of systems. Installs sensor, actuator components, pneumatic, electric devices, and assigns those points back into the BAS database.
- Installs conduit, pulls wire, and connects electrical equipment and components. Installs plumbing supply and drain lines using variety of techniques including welding, soldering and gluing.
- Verify that technicians assigned to shift and/or facility are in the proper uniform.
- Maintain accountability and functionality of department equipment (i.e. tools, radios, equipment, vehicles, etc.)
- Coordinate shift response to emergency situations and calls for service, ensuring that full execution is completed.
- Conduct incident investigation and follow-up, collaborating with other shifts as appropriate.
- Communicate any risks or concerns to the Director of Facility Maintenance as appropriate.
- Conduct effective pass-on of high risk and other pertinent information with oncoming shifts, technicians, and charge personnel.
- Review and approve shift logs, incident reports, Kronos, PMs, work orders.
- Review, understand, and be prepared to articulate events and incidents.
- Working lead assisting with the day-to-day operations of technicians on house calls and inspection logs

- Staff training, competency, and assistance with evaluations
- System shutdown coordination as needed.
- Apply certified techniques in the handling of tools.
- Apply certified techniques in the handling of refrigerants.
- Water management program oversight for HVAC/R systems.
- Available for calls on off-shifts.
- Ordering parts and supplies for the department while ensuring expenses are within budgeted amounts
- Create purchase orders for the Director on a daily basis and assist with budget reviews.
- Scanning and monitoring of all monthly departmental checks and completed forms, prepares for survey readiness at anytime.
- Enhance skills through cross training with other skilled colleagues. Trains associates on aspects related to lead duties.
- Participates in ongoing evaluation to ensure quality, cost effective systems and procedures.
- Ability to work shifts of at least 8 hours, and occasionally longer, 5 days per week.
- Available to work off shift and weekends for scheduled projects.
Job Requirements
- Minimum Education/Experience
- High School diploma or equivalent
- Associate degree (or greater) in HVAC/R Technology or equivalent work experience.
- Preventative Maintenance experience working with computerized maintenance management systems (CMMS).
- EPA Universal 608 certification
- Three (3) years facility management experience in a large institution, commercial facility, or service company
- Strong knowledge of Microsoft Office products
- Desired Qualifications
- Siemens Desigo Building Automation System Experience or equivalent.
- Ability to communicate effectively with health care professionals, engineers, contractors, staff, and peers.
- Previous healthcare experience within the department and/or industry is preferred.
- Ability to analyze data, drawings, spreadsheets, invoices, and charges to diagnose and troubleshoot complex issues or errors.
