Lead Plant Maintenance Technician
Position Summary
Performs skilled maintenance support tasks in the following areas: heating and air conditioning (to include boiler systems), electrical, plumbing and suction systems, carpentry, painting, and hospital equipment repair. Utilizes knowledge of structural layout and use of hand and machine tools to ensure the appropriate maintenance of hospital grounds, buildings, and equipment. Assists maintenance engineers with their tasks; directs the work of service contractors and general maintenance techs on specific hospital repair or construction projects. Responsible for the hospital’s water treatment system.
- Essential Job Functions:
- Performs preventive maintenance on a variety of equipment according to established procedures; inspects, adjusts, lubricates, and repairs or replaces components. Services or repairs complex equipment; schedules and maintains records of maintenance and repairs. Documents work performed in the computerized maintenance management system (FMX) in order to build equipment history by creating, retrieving and closing work orders. Completes complex work requests, to include specking out projects, checking and complying with applicable building codes, drawing necessary plans, estimating and obtaining appropriate supplies, planning the project phases and steps, demolition, replacing/repairing drywall, patching carpet, repairing vinyl. Completing the projects on time and on budget per the plans, and communicating appropriately with the requesting managers and/or department staff members.
- Helps with budget and recommendation with Manager on budgeting for items during the budget year. Works with an Operations Associate on FMX with life expectancy on equipment and inventory supplies for PMs and for budgeting purposes.
- Responds to calls for emergency repairs; completes repairs and documents services rendered.
- Performs electrical safety tests and documents scheduled inspections necessary to maintain the hospital's electrical system and ensure it conforms to code requirements.
- Performs and documents equipment repairs and tests new, repaired, and other equipment brought in from outside the hospital. Ensures the equipment meets the necessary safety and patient care standards required by the hospital.
- Maintains, tests, and documents required testing and preventive maintenance of the hospital's emergency diesel generator. Ensures maintenance occurs according to the established schedule and standard operating protocols.
- Diagnoses and repairs the HVAC system, boilers and associated heating systems, and electrical and plumbing systems. Consults with vendors for repairs, replacing equipment and cost when needed. Communicates repairs, replacements, costs to the manager and ensures repairs occur in a timely fashion.
- Ensures the hospital’s water treatment system meets all County public health and Joint Commission standards for safe, potable water appropriate for all patient care requirements.
- Establishes and maintains courteous, cooperative relations when interacting with other personnel, patients, and the public.
- Sits on the Safety Committee, Risk Assessments, DMAIC, PCRA and familiar with PPE, SDS, EOC and OSHA Requirements.
- Supervise projects and ensure Maintenance Tech have the tools and knowledge to complete projects with a high degree of proficiency and mindfulness of personal safety and those around you. Updates manager on progress and supplies if needed, stays in budget of projects, notifies manager if projects take longer than expected.
- Supports the Maintenance Team by ensuring timely and punctual attendance.
- Ensures appropriate personal and professional behaviors in all settings in support of the BBGH mission, vision, and values of Safety, Excellence, Compassion, Integrity, and Devotion. Works with the manager on providing basic support for the start-up of new equipment to ensure it meets all mechanical design specifications.
- Maintains a clean, organized and safe work area by complying with documentation, procedural and applicable regulatory requirements (such as safety, environmental and housekeeping.) Attends and participates in required training and works with the Safety Officer if needed.
- Understands and follows all organizational policies, procedures and rules, ensuring that all laws are obeyed and equal employment, safety and environmental protection are practiced
- Participates in quality improvement projects as assigned or requested.
- Performs other related duties as assigned or requested.
- Provides leadership and guidance to department personnel when the Maintenance Manager is out.
Education:
- Required:
- High School diploma or GED certificate.
- Preferred: Vocational or Technical College certificate in HVAC, Electrical, Carpentry, or Plumbing trade or comparable journey credential from professional trades unions.
