Position Overview:Under the direction of the Capital Projects Manager, the Capital Projects Specialist will be responsible for oversight and implementation of projects primarily related to site needs. As such, you will be expected to act as a Redwood brand ambassador, promote our brand and provide the best resident experience possible. All Redwood employees are expected to conduct all organizational business and practices in accordance to Redwood company policies.
Duties & Responsibilities:
- Coordinate with Training to properly train team members on specific product policies, process and executionEnsure deliverables fall within the applicable scope and budgetAssist in the definition of project scope and objectives, involving all relevant stakeholders and ensuring technical feasibilityTrack project performance, specifically to analyze the successful completion of short- and long- term goalsTake detailed ordering briefs and clarify specific requirements of each projectMeet budgetary objectives and adjust project constraints based on financial analysisDevelop comprehensive project plans to be shared with senior leadership as well as other staff membersOversee and coordinate special projects as it relates to capital expenditures and insurance claims from concept to completion.Manage yearly pond inspection program and requirementsProject management based on departments strategic initiatives and vision/missionPrepare reports for team members and senior leadership regarding status of projectsSupport special projects within Property Operation initiativesBid for projects assignedProject management focus will include but not be limited to Redwood Capital Improvement Plans for concrete, roofs, landscaping, basins, and drainageWorking knowledge of new construction, new install, and maintenance related items such as concrete, roofs, landscaping, basins, drainage, and other capital replacementsComplete FHA, ADA and Compliance work assignmentsAssist in yearly budgeting process to provide feedback on capital expenditures requests and the execution of yearly capital projects approved.Assist in execution of yearly capital projects approved, assist in scopes for capital projects.All other related duties, as assigned.
Required Qualifications:
- 3-5 years' relevant experienceLandscape Management Experience General computer proficiency
Preferred Qualifications:
- Bachelor's Degree - In lieu of Bachelor’s Degree- 5-7 years of Project Management Experience Exceptional customer service skillsApartment Maintenance experienceAbility to operate smartphones, tables and computersApartment maintenance experience
