About Adoor Property Management
Adoor Property Management (APM) is a joint venture between Rithm Capital and Darwin Homes. APM serves as the dedicated property management platform for Rithm Capital's build-to-rent (BTR) and single-family rental (SFR) portfolios.
Leveraging Origin, Darwin Homes' turnkey technology platform, APM utilizes proprietary software and an end-to-end real estate management system. This partnership positions APM as a leader in the SFR industry, empowering Rithm Capital to focus on capital allocation and strategic growth.
About the role:
Property Managers at Adoor play a critical role in the operational success of their assigned portfolio. Acting as the central point of coordination, they ensure that all functions—from resident relations to internal team workflows—operate seamlessly and efficiently. This role requires proactive oversight, cross-functional collaboration, and the ability to identify and resolve issues before they escalate. Property Managers serve as the primary liaison between residents, leadership, and support teams, taking ownership of day-to-day operations and stepping in to drive progress when challenges arise.
Work Arrangement: This position follows a hybrid schedule with fixed hours. Team members are required to work onsite at our Atlanta office from Tuesday to Thursday, 9:00 AM to 6:00 PM, with the flexibility to work from home on Mondays and Fridays.
What you"ll do:
Portfolio Oversight
- Monitor portfolio performance across assigned properties, identifying trends and accounts that require follow-up or escalation.
- Ensure timely and accurate completion of Security Deposit Accounting (SODAs), prioritizing based on local market regulations and deadlines.
Resident Account Management
- Review all delinquent accounts before initiating eviction proceedings, documenting detailed justifications, prior outreach efforts, and resolution strategies.
- Respond to and resolve SODA disputes and other concerns in a timely and professional manner through calls, emails, and written documentation.
Issue Resolution & Communication
- Triage and address resident tickets submitted via Zendesk, including escalated accounts, with a focus on de-escalation and positive resolution.
- Engage directly with residents disputing charges or rent to understand their concerns and provide clear, policy-aligned responses.
Collaboration & Reporting
- Work closely with coordinators, leadership, and legal teams to ensure aligned decision-making and consistent application of policies.
- Maintain detailed records of actions taken, disputes handled, and resolutions achieved for reporting and compliance purposes.
Basic Qualifications:
- 2+ years of experience in property management, residential operations, or a related field
- An active real estate license is required
- 2+ years of understanding of lease administration, collections, renewals, and security deposit accounting
- 1 year of experience dealing with local landlord-tenant laws and eviction processes
- Excellent written and verbal communication skills, including the ability to resolve disputes professionally
- Highly organized, detail-oriented, and able to manage multiple priorities under deadlines
- Comfortable working independently while also collaborating effectively with cross-functional teams
