About the role
Reporting to the General Manager, the Multi-Property Campground Maintenance Lead is responsible for overseeing and coordinating maintenance, groundskeeping, and safety operations across multiple properties within our portfolio. This role combines hands-on maintenance duties with leadership and supervisory responsibilities, ensuring that all properties maintain high standards of safety, cleanliness, and operational efficiency. The Multi-Property Maintenance Lead will provide direction and delegate tasks to Maintenance Team Members at each of the properties they support. Their role will ensure each property remains in excellent condition and provides a safe and enjoyable environment for guests and team members.
The Multi-Property Maintenance Lead will be responsible for overseeing the tasks of Maintenance Team Members across multiple locations, ensuring timely and effective completion of maintenance tasks, repairs, and inspections. Their duties will also include coordinating preventative maintenance, responding to emergency repairs, and managing maintenance schedules for various amenities and equipment at each property.
The Multi-Property Maintenance Lead will have a unique opportunity to uphold Team Outsider's setting standards at multiple locations, which requires strengths in communication, prioritization, delegation, and accountability. It will require discretion and flexibility to manage the competing priorities of each property and at times conflicting priorities between stakeholders of each of these properties. As such, Team Outsider's Campground Operations Coach will support by providing direction as needed to the General Managers and Multi-Property Maintenance Lead on how to prioritize and allocate time to each property and project.
This role will require frequent and consistent travel to each location.
Duties & Responsibilities
- Lead and direct the tasks of Maintenance Team Members across multiple properties, ensuring the setting standards are maintained, projects are on track, and repairs are completed in a timely manner.
- Perform and oversee maintenance tasks such as carpentry, electrical and plumbing repairs, painting, staining, power washing, and the upkeep of campground buildings, facilities, and grounds as directed by the General Manager and Campground Operations Coach.
- Manage daily, weekly, and monthly maintenance schedules across properties, ensuring tasks are completed on time and to a high standard. This includes managing the upkeep of pools, bath houses, landscaping, garbage collection, propane dispensing, and other property-specific services.
- Conduct regular safety inspections across all properties, identifying and addressing potential hazards to ensure a safe environment for guests and team members.
- Ensure compliance with all safety regulations, including proper handling, storage, and usage of tools, chemicals, and equipment, in line with company, federal, state, and local guidelines.
- Collaborate with General Managers, Campground Operations Coaches, and the Director of Setting to assess property needs, prioritize maintenance projects, and develop long-term maintenance plans.
- Respond to emergency maintenance issues across properties, including equipment breakdowns, plumbing and electrical failures, and weather-related damage.
- Ensure that all maintenance team members are trained on equipment operation, safety protocols, and customer service standards.
- Maintain clear and open communication with General Managers, team members, and the Campground Operations Coach, providing regular updates on maintenance progress and issues.
- Monitor and maintain the appearance of the properties, ensuring that all areas are clean, safe, and well-kept.
- Foster a positive work environment, encouraging teamwork, professionalism, and excellent guest service among maintenance team members.
Guest Service Responsibilities
- Greet guests with a friendly attitude and assist with any maintenance-related issues they may experience.
- Ensure that all areas of the property are maintained to a high standard of cleanliness and safety, creating a positive guest experience.
- Report guest issues or concerns to the General Manager promptly.
- Assist with guest service as needed, particularly in relation to property safety or maintenance concerns.
Experience & Requirements
- Proven experience in a leadership or supervisory role within a maintenance or facilities management environment.
- Strong knowledge of electrical, plumbing, and carpentry repairs, as well as basic knowledge of landscaping and equipment upkeep.
- Ability to effectively manage the work at multiple properties.
- Experience with chemical handling, propane dispensing, and proper maintenance of outdoor and campground facilities.
- Excellent communication and organizational skills.
- Valid Driver's License and ability to travel between properties.
- Ability to work evenings, weekends, and holidays as required.
- Ability to work both independently and as part of a team.
Physical Requirements
- Must be able to lift up to 50 pounds and carry up to 25 pounds occasionally.
- Ability to stand for extended periods, bend, kneel, stoop, crouch, and climb.
- Must be able to operate various loud and vibrating maintenance tools and equipment.
- Ability to work in various weather conditions, both indoors and outdoors.
- Ability to move safely over uneven or wet terrain.
Additional Qualifications
- High school diploma or equivalent required; further technical training or certification in maintenance-related fields is a plus.
- A passion for providing exceptional hospitality to guests and team members.
- Experience in the outdoor hospitality industry is preferred.
