JOB SUMMARY
Position is responsible for leading and overseeing project level pre-construction management (multiple projects), document quality control and other components of the pre-construction process. This position will report to the SVP of Pre-Construction and will be a primary point of contact during the pre-construction stage for individual projects.
ESSENTIAL FUNCTIONS
Pre-Construction:
• Assist with site planning and designs during the pre-development stage of all projects
• Lead contract execution with 3rd Party General Contractors and Homebuilders
• Coordination of all pre-construction documents
• Review and evaluate all pre-construction documents for consistency and quality control
• Be a point person for construction administration
- Review systems and architectural plans and specifications
- Review civil plans
- Review drawings and spot inconsistencies
- Review structure details and assist with problem solving
• Be a leader with product innovation and bring ideas to the team and across business units as applicable.
• Review plans and red-line and document issues and report back to development and construction leaders.
• Verify coordination has been done between all design team members.
• Responsible to work cooperatively with Crescent Communities team members, Architects, MEP Engineers, Structural Engineers, Civil Engineers Consultants throughout the design phase of the project.
• Attend weekly design meetings for all projects as needed
• Responsible for managing the pricing process with potential 3rd Party General Contractors, subcontractors, and vendors as needed.
• Understanding of products and systems in Single-Family Construction
• Notify Crescent team members when group plan reviews need to be done. Organize comments and deliver to design team.
• Review of Geotechnical and Environmental Site Assessments
Estimating:
• Assist with estimating when needed
• Create accurate conceptual pricing from historical data, market pricing, and third party input.
• Provide quantity take offs for pricing as needed.
• Help create and maintain Specifications and Finish Matrix for projects
• Communicate issues discovered while pricing projects with Crescent team and Design team.
• Lead Estimating for In-house GC for BTR projects
JOB REQUIREMENTS AND QUALIFICATIONS
Education and Experience
Minimum:
• Bachelor's degree required with preferably with a focus in Construction
• Minimum of 5 –10 years relevant experience required in Single Family construction and pre-construction management.
• Experience in Multifamily Pre-Construction Management a plus
• Experience in Single family Purchasing a plus
• Strong working knowledge of building codes
• Understand construction methods for estimating
• Excellent oral and written communication skills
• Detail oriented and a good problem solver
• Proven track record in meeting deadlines with sustainable job profitability
• Ability to provide strong leadership to team members, consultants, contractors, customers and other internal or external entities.
• Effective organizational skills – project management
• Must be persistent, collaborative and self-starter with a focus on doing things right
• Strong proficiency with Microsoft Office including Excel, Word and Outlook
